Successful Appeal Sets the Stage for Expansion

In June, an appeal granted outline planning permission for the construction of nine self-build houses on a piece of land off Manor Way, Cotton End. The original application, which met with positive feedback, has emboldened the developers to revisit and revise their plans.

New Proposal Submitted to Bedford Borough Council

Bedford Borough Council has recently received a fresh application from the developers. This new proposal aims to build a total of 19 homes – 13 self-build houses and six affordable housing units – on the same land area. The inclusion of affordable housing units notably addresses a significant local community need.

Location Conflicts and Established Development Principles

While the developers acknowledge that their proposal conflicts with the existing spatial strategy for new developments due to its location outside the Settlement Policy Area, they point out that the site's principle of development has already been deemed acceptable. The revised plan seeks to make better use of the site by meeting identifiable local demands for both self-build plots and affordable housing.

Public Consultation and Community Involvement

The council's planning portal provides more information on this application under reference number 24/01283/MAO. Public consultation on this matter is open until Wednesday, 31 July, 2024, giving residents and stakeholders an opportunity to voice their opinions and contribute to the final decision.
